Michael Landers with Integrity Development, had a vision for a 3-acre tract of land located near the intersection of South Cobb Drive and Highlands Parkway, of a Class A office complex that was second-to-none. Ideally located near Interstate 285, and on the edge of the city limits of Smyrna, this was going to be the marquee project for Integrity development. Mr. Landers selected Urban Engineers, Inc. to be the surveyor and civil designer for the project.
The first step was to work with the developer on a rezoning plan for the property and moving it through the process in the City of Smyrna. Urban Engineers, Inc.’s good relationship with Smyrna assisted the developer in obtaining the proper approvals and the requested zoning.
The next step was the development of the construction documents. The site had some topographic challenges, environmental, and sanitary sewer connection concerns. Urban Engineers, Inc. was able to overcome these obstacles, and designed a cost-effective solution for the site.
Urban Engineers, Inc. utilized the assistance of a traffic-engineering firm for the design and installation of a traffic signal for the site. Urban Engineers, Inc. performed the construction staking for the facility, and generated the as-built surveys required by the jurisdiction. Finally, Urban Engineers, Inc. generated and recorded the condominium plat known as Integrity Heights. Michael Landers was so pleased with the services rendered – from pre-development to post-development of the site – that he brought in Urban Engineers, Inc. into all of his future projects!
